Regent Seven Seas Cruises announced a $125 million, two-year, fleet-wide renovation starting with an overhaul of the line's smallest ship, the all-suite, 490-passenger Seven Seas Navigator this spring.


The project is designed to bring the all-inclusive, luxury cruise company's current three ships more in line with the soon-to-launch, 750-passenger Seven Seas Explorer, which Regent is unabashedly billing as the "world's most luxurious ship."


"When you are delivering a luxury ship like Explorer it's important to make sure the other three ships are not too far separated," Jason Montague, president and chief operating officer for Regent told reporters touring the Navigator in Miami.


Navigator will emerge from a 12-day dry dock in Marseilles, France on April 13 as "essentially a brand new ship," he said.


Several public spaces and suites will be stripped down to the walls, but the most controversial move may be the elimination of the ship's Connoisseurs Lounge for smokers.


There will be no smoking allowed indoors on the redone Navigator – the lounge will become a spacious library with faux fireplace.


Franco Semeraro, Regent's senior vice president for hotel operations, said removing the smoking lounge is "a test."


Depending on guest reaction the lounge may also be removed, and indoor smoking eliminated, on the 700-passenger Seven Seas Voyager and Seven Seas Mariner, when those ships are overhauled late this year and in spring 2017, respectively. There is still smoking allowed in designated areas outdoors.


The former library space on Navigator will be converted into a Coffee Connection with self-serve, 24-hour specialty coffee machine.


Elsewhere, updates include new crystal chandeliers and mellower color schemes including in the Compass Rose dining room – where the redo involves blue and silver, leather chairs adorned with swirls, a central chandelier and a large wine display.


In the Galileo Lounge, the new look references planets and constellations, the ceiling adorned with twinkling fiber-optic "stars."


All categories of suites are being redesigned with new furnishings including padded leather headboards, wall-mounted flat-screen TVs and Elite Slumber Beds. Semeraro said he was going for the look and feel of a luxury hotel, "fresh and comfortable."


The ship's new Reception Area will have marble inlay flooring and polished-stone walls. Illuminating the space will be a backlit alabaster ceiling. The La Veranda buffet gets a new chic design as well.

As one would expect, luxury lines such as Silversea and Seabourn have been rolling out some of the most stunning (and pricey) suites. But there also has been a super-suite arms race of sorts in recent years among the big, mass-market operators such as Royal Caribbean and Norwegian Cruise Line. The mainstream lines are catering to an ever-broader range of customers.


In addition to expensive furnishings and designer style, the top suites at sea now almost always come with around-the-clock butler service -- someone to unpack your bags, take out your dry cleaning and even arrange private cocktail parties for your new on-board friends. And you'll probably have access to a private concierge, too, to book your shore trips and dinner reservations.


Other perks normally reserved for top suite guests include priority embarkation and disembarkation, priority access to the ship's spa and restaurants (just name a time and the table is yours!), and more than likely an invitation to dinner with the ship's captain (and maybe even a tour of the bridge).


But, then again, you may never want to leave your room. The companies that own world renowned Fairmont San Francisco Hotel atop Nob Hill were sold yesterday for $450 million by a partnership between funds managed by Oaktree Capital Management, L.P. and real estate investor Michael Rosenfeld’s Woodridge Capital Partners LLC. Kingdom Holding Company (KHC) was also part of the selling group. The buyer is comprised of affiliated companies of Mirae Asset Global Investments, a large financial services company based in Seoul, Korea. Mirae is a pioneering financial services company that introduced the first mutual funds to Korea in 1998.

Fairmont Hotels & Resorts, a luxury brand with more than 70 hotels globally, will continue to operate the storied hotel under a long term management agreement. Oaktree and Woodridge purchased the hotel in May 2012 and made major improvements through a comprehensive renovation plan. Members of the selling group also own two other Nob Hill hotels, the Mark Hopkins and Stanford Court.

The Fairmont San Francisco opened in 1907. Over its 108-year history, it has hosted every US President since William Howard Taft as well as innumerable foreign dignitaries, heads of state and entertainment stars. Many “firsts” have occurred at the Fairmont from the drafting of the United Nations Charter to Tony Bennett’s premier of “I Left My Heart in San Francisco". The Fairmont was home to America’s first concierge. The Beaux Arts-style building was designed by New York architectural firm McKim, Mead & White and Julia Morgan, also well known for her design of Hearst Castle.

With 592 guest rooms and suites and over 55,000 square feet of conference and function space, the hotel is renowned for its three restaurants and lounges including the Tonga Room & Hurricane Bar with its thunderstorms and floating stage. Its location at 950 Mason Street atop Nob Hill offers spectacular views of the city and the Bay, and is the only spot in San Francisco where each of the city’s cable car lines meet.
